Radon is a cancer-causing, radioactive gas. The Surgeon General has warned that radon is the second leading cause of lung cancer, killing 21,000 people per year in the United States. You cannot see, smell or taste radon, however, when you breathe air containing radon, you increase your risk of getting lung cancer. Testing is the only way to find out your home’s radon levels. The EPA and the Surgeon General recommend testing all homes for radon. If you find that there are high levels, the home can be fixed. Even very high levels of radon can be reduced to acceptable levels.

Mold is a naturally occurring process that is present throughout the world. Some circumstances can provide adverse and potentially dangerous conditions to humans when certain species of molds are present in a home. Through professional sampling, the actual presence of mold can be determined and by what means would be necessary to treat the specimen found within the home.

Many homes across the country are subject to shared occupancy with pest, mainly for shelter but others may use the home as a food source. It is only through a thorough and professional pest inspection that one can be confident any unwanted visitors do not set up shop within the home. These tests and inspections are often provided as a specific service through an outside professional source and considered beyond the scope of the standard inspection or home inspection license.

Most “New Construction” homes have undergone a rigorous municipal or code compliance inspection process, likely at least four “code” inspections. The BrickKicker new construction inspection goes beyond that, looking at the home for not only the functionality of the systems but those cosmetic and unfinished items as well. A new construction inspection will assist you with your Punch List creation and interpretation, helping to ensure your home is perfect before taking ownership.

Water testing is required with certain loan programs when the property is served by a private well. Laboratory testing can take several days to complete so check with your lender well before the end of your due diligence period. You should also remember that you do not have to live in a rural community or have a private well to be concerned about water quality. Older pipes could be dirty or clogged. Newer pipes could be constructed out of materials which are known to have issues. The BrickKicker is aware of these concerns and can either provide testing for you or help you arrange to have your water tested.

Homes without municipal sewers or water supplies typically have to have their own source service. If there is a well it can either be a deep or shallow style. Thermal imaging or the use of infrared cameras has become a very widely accepted practice of home inspectors. Unlike many of our competitors, we do not charge extra for using the tools that we have on hand. IR thermography is included with every home inspection.

Replacing the main sewer line can be one of the most expensive items to repair on a home and unfortunately is it not part of a home inspection. This is also something that may not be covered by your homeowner's insurance. Unfortunately, we only have one sewer camera (a good one will cost over $4000) and it is not always available. If you are interested in having the main sewer line inspected, talk to your inspector. If the house is 20+ years old and on city sewer, it is a great candidate for a sewer scope. If there is an accessible cleanout, we can have one done within a day or two. If we do not have access, we may recommend contacting a licensed plumber that offers this service and they can pull a toilet to access the sewer line.
